The most common reason two quotes for the same door differ by a thousand dollars is that they are not quoting the same scope. A complete exterior door price should cover all of the following:
- The slab — the door itself, including any glass insert
- The frame — jambs, brick mold, and the threshold or sill
- Weatherstripping and sweep — factory-applied on a prehung unit
- Hardware — at minimum a handleset and deadbolt, bored and prepped
- Labor — removal, dry fit, shimming, fastening, foaming, sealing
- Water management — flashing, sill support and sealing appropriate to the opening and the manufacturer’s installation instructions
- Interior and exterior trim — casing, caulk, and touch-up
- Disposal — hauling the old unit away
If a quote is missing flashing, trim, or hardware, it is not a lower price. It is a smaller job with the rest coming later.

Factory prefinish can simplify coordination, but compare its specific warranty and maintenance requirements with field finishing. Moisture-resistant jamb components may be worthwhile where the entry is exposed; they do not replace proper flashing, drainage or repairs to damaged framing.
Slab Replacement vs. a Prehung Door System
How the door goes in matters as much as which door you pick, and this is the line item most homeowners have never heard of.
Slab replacement keeps the existing frame. It can be economical when the frame, threshold and seals are sound and the new slab is compatible with the existing hinge, lock and weatherstripping details. Confirm measurements and machining before ordering.
Prehung describes a door supplied in its frame, generally with hinges and specified system components. It is not a separate “insert” installation method. Replacing an exterior prehung unit normally involves removing the old door and frame and fitting the new unit into the rough opening.
Opening and trim work is the scope to clarify. A complete replacement may require trim removal, flashing, frame repair and refinishing. Ask the installer to separate the base installation from allowances for concealed damage, and explain how additional repairs will be approved.
What Michigan Openings Add to the Bill
Every market has its own surprises. Ours are pretty consistent:
- Frost-heaved stoops. Concrete that has lifted an inch over thirty winters leaves the sill unsupported and the door out of square. Shimming and re-leveling adds labor; a badly heaved stoop is its own project.
- Rotted subsill and framing. Decades of no pan flashing means water has been running into the framing under the threshold. Repair typically runs $250 to $1,200 depending on how far it has traveled.
- Out-of-square openings. Older homes may have settled or been altered. Field measurements determine whether adjustment, trim work or a different unit size is needed.
- Aluminum-capped brick mold. Common on 1970s and 1980s siding jobs. It has to be removed and rewrapped, which is a trim-carpentry line item, not a door line item.
- Storm door reinstalls. An old storm door rarely lines up with a new frame. Budget for a new one or for the labor to refit the old.
Patio Doors Are a Different Conversation
